Renting a property - safeguarding your tenancy

The first step in securing your rented property in Inverness is to use a reputable letting agent. At this stage we will gather some basic information about you
If you like the property and want to proceed, we will ask you to complete an application.
You will be referenced by an external referencing agency who will look at your employment situation and credit history.
Subject to that approval, we will then draw up a Tenancy Agreement and move you into your new home.

You will require a deposit of £500.00 or more, depending on the rental value of the property. In most cases we will hold your deposit as a stakeholder. We will act fairly in returning it to you at the end of your tenancy, less any appropriate deductions.

In the unlikely event of a dispute over a deposit, we will guide you in referring the matter to an independent Ombudsman.

You will also need to pay the first month’s rent in advance.

You will be offered a tenancy of six months or longer, which can usually be extended by mutual consent.

The property you move into will have undergone all required safety checks on furnishings and gas and electrical services. We will have explained to your Landlord your rights and responsibilities as a tenant, and will make these clear to you too.

You can expect an informed and prompt response from us in relation to any questions you may have before or during your tenancy.

We aim to inspect properties at least every three months to ensure that they are being well cared for and also to enable us to deal promptly with any matter giving cause for concern.

In the unlikely event that you feel dissatisfied with our service, we have in place a formal Complaints Handling Policy – a copy of which is available on request.
