The first step in safeguarding your future tenancy
is to find a property to rent through a reputable letting agent.
We at Simply Let are Chartered Surveyors (www.rics.org)
and members of the National Approved letting Scheme (NALS).
Tenants are therefore assured of our standards. We do not charge
tenants a fee for locating a suitable property to rent. Once
you have decided on a property to rent, we will ask you to complete
an application.
References will be required – these will usually be requested
from your previous landlord, your current employer and someone
who can testify to your good character.
A credit check may also be made.
We will require a deposit of a minimum of £500.00, which
is returned at the end of the tenancy, less any appropriate
deductions. The deposit will be held in a separate Clients’
account. We also require the first month’s rent in advance.

We require tenants to take up the tenancy of a property
for a minimum of six months although this can be extended by mutual
consent.
The property you move into will have undergone all required safety
checks on furnishings and gas and electrical services. We will
have explained to your Landlord your rights and responsibilities
as a tenant, and will make these clear to you too. You can
expect an informed and professional prompt response from us
in relation to any questions you may have before or during your
tenancy.
We aim to inspect properties at least every three months to
ensure that they are being well cared for and also to enable
us to deal promptly with any matter giving cause for concern.
In the unlikely event that you feel dissatisfied with our service,
we have in place a written Complaints Handling Policy –
a copy of which is available on request.
